Who is the Partner Program for?

We designed this program for passive investors and anyone who wants to do their own deals.

What is the Partner Program designed to do?

Teach you how to underwrite a multifamily deal, the right way.  We will teach you what you need to do, when you need to do it, and why you need to do it.  We know that the number one thing that stops people from doing their own deals is that they don’t understand the numbers.  

Our Experience

  • Ken was previously a CPA, a commercial lender, he is a licensed Florida real estate broker, and has more than 27 years in the multifamily business.
  • We have done 19 deals with 14 of those going full cycle.
  • We have diverse market experience (Ohio, Pennsylvania, Florida).
  • We have raised more than $45 million from investors. Distributed more than $27 million.
  • We have operated through numerous real estate cycles, including the financial crisis of 2008-2009 and have never lost a dime of investor money.

How the Program Works:

  • APPLY – Apply to the program.
  • ACCEPTANCE – Once accepted, you should begin reviewing deals.
  • DEAL REVIEW & PURSUIT PHASE – You will attend the weekly group DEAL calls. The objective for these calls is to vet your deal for further consideration using objective criteria and honest, direct feedback.  If we all agree that your deal is worth pursuing, then you and your deal move into
  • DEAL PURSUIT – During this part of the call, we will define our plan to get us comfortable with the deal and then we will work hand in hand toward getting the deal awarded to us.
  • ACQUISITION PHASE – Once the deal is awarded to us, we will then schedule regular calls with you to work together to coordinate due diligence, financing, etc. and work toward getting the deal closed. By this time, you and your team should be fully committed to working with us to close the deal.  Our AMA Program teaches you what you need to know to get your deal closed.  This program is designed to show you how we implement the things you learned in that program with a focus on closing our deal.
  • OPERATIONS – Once the deal is closed, we will have regular scheduled calls with you to monitor operations we will work with you to operate the property and implement the business plan.  You will be required to assist with asset management, renovation projects, etc.

Application Criteria

One of our goals is to create the most successful multifamily real estate network in the world.  Notice we said the most successful, not the largest.  To do that, we can only work with the best, most committed people who are committed to serving their investors first and align with our Core Values.  Remember, once we become part of your team (in any capacity), everything you do has the potential to impact our reputation in the market.  To that end, we have developed the following criteria for admitting people to this program.

  • All GP team members must have completed our Underwriting Course, be in our AMA program, and have completed at least the modules up to and including Completing Your Business Plan with the intention of completing the Program.
  • You must submit the following for each member of your GP team:

    • Completed MUC Underwriting Case Study
    • SWOT Analysis
    • Bio
    • PFS (summary only)
    • Business plan
  • Once approved, we will be able to confirm the details of the program that will be designed specifically to your needs.
  • Please note that this is not a private coaching program. Private coaching can be arranged but is only available through a separate program.
  • The program is designed to be a Partner Program, not an outsourcing program. You will have to be a participating member of the partner group.

Deal Review Criteria:

  • To allow us to efficiently review your deal live on the call, you must submit using the Deal Submission Form.
  • Deals should be consistent with your business plan.
  • You should know your deal and be prepared to answer questions.
  • You should only bring deals that you think are worthy of pursuing and that you have personally underwritten.

$500 PER PERSON PER MONTH

ACQUISITION PHASE – SEPARATE WEEKLY MEETING DESIGNED TO WORK HAND-IN-HAND TO PERFORM DUE DILIGENCE AND CLOSE THE DEAL.

ALL FEES FOR THIS PART OF THE PROGRAM WILL BE DEAL SPECIFIC.  YOU CAN EXPECT THAT WE WILL SHARE IN THE ALL DEAL FEES AND CARRY INTEREST PAYMENTS.  WE WILL REQUIRE THAT WE CONTROL THE DEAL.
